The University was keen to reconfigure its existing Student Services space within the Student Central building, with plans to include an event/flexible furniture space.
The scope of works comprised the full strip out of the existing layout, including ceilings, flooring, walls and services.
A layout plan was formed, with new services installed (while adjacent areas remained fully live) and including new ceilings, decorations, flooring, bespoke details, and joinery. After competitively tendering the scheme, our team was appointed to deliver Lodestone’s twelfth project for the University.
The major challenge related to the project’s programme, with the University requiring all works to be completed within eight weeks over the summer (and in just a one-week lead-in period).
We achieved this by partnering on key packages with Genco and Crowther & Shaw – long-term partners of the University, who were fully conversant with the team’s requirements and took responsibility for the detailed MEP design.
A thorough construction programme was developed by Lodestone’s Josh Donnelly, which was driven and monitored on a daily basis by both Josh and site manager, Mike King. Separately, logistics, noise and dust management were also key considerations. All deliveries were booked in advance, and we loaded out of hours, liaising closely with security to avoid any disruption to the University’s operations.
To prevent dust migration, a full-height hygienic hoarding was formed around the site, with dust cubes positioned within the boundary. This allowed works to progress without disruption to the University, which remained fully live around the construction site.
The project was delivered on time, with a swift agreement of the final account, and minimal snags.
There were no health, safety or other incidents throughout the project, and we didn’t receive any complaints. Graduation and other University key events continued seamlessly alongside the construction works.
