Through our relationship with this client, we were provided with the opportunity to deliver a truly unique project, creating a collaboration and workspace for their design team in Manchester.
Adopting a contractor led, turnkey design route, we were provided with a budget of £275k and the brief to create an open plan collaborative space, with the focus on using materials from their decommissioned sites across the UK. Whilst materials could be incorporated, the brief was clear that the quality of finish and use of the space could not be compromised and needed to reflect the user’s aspirations and enjoyment of the workspace.
Despite the onus on reuse, quality could not be compromised, and the client did not want to feel like this was a second hand project, and their performance requirements had to be maintained. Therefore, our team visited decommissioned sites at Edinburgh, Glasgow, Leeds, Halifax, Newcastle, London and Bristol to survey and identify potential available materials which could be meaningfully incorporated.
Surveys from the sites were fed back to our design team, who then worked collaboratively to table outline designs which were costed. A series of designs and budgets were issued to the client’s team who selected their preferred option.
The selected design incorporated raised access floors and kitchens from Leeds. Carpets were used from Halifax. Bespoke joinery and furniture was sourced from London, HVAC from London and lighting from Bristol. Plasterboard, paint, cabling and pipework were the only elements of new installation provided which could not be reused from decommissioned sites.
The project was designed and installed in 12 weeks from project inception, a programme saving of 6 weeks compared with a full new installation due to the time savings on procurement and manufacture which would normally be applicable. The project was delivered as a CAT A & B fit out for just £426/m² due to the client largely paying for installation only.
Works were completed on time in line with the programme originally developed at the project’s outset and snag free. It has been praised within the client’s organisation as a flagship project for championing reuse and true sustainability in action.
