The LDC team of a large financial institution required a dedicated office at 12 King Street in Leeds to deliver their highly confidential and sensitive services. After being introduced to the client, Lodestone were invited to tender, and following a competitive tender process against the client’s incumbent framework contractors, Lodestone were successful in securing the scheme, delivering the works on a design & build basis.
The scope of works comprised fitting out the floorplate from a CAT A to CAT B standard, with new partitions to form the new layout, glazed screens, joinery, finishes, services and acoustics. The existing CAT A exposed soffit was retained to provide a modern finish, with all new services sprayed to match.
Logistics was a major challenge on the project with all deliveries, site movements and waste collections being managed through a single door and stair core. The building management team had previously encountered a poor experience with contractor use of the lifts and therefore prohibited this for the delivery of the LDC works. 12 King Street is located in the centre of Leeds with no parking and only space for a single skip to be provided. To manage this we implemented a delivery schedule where all deliveries and collections were booked via Site Manager Mike King and agreed with the building management team one week in advance. This ensured our project operations did not disrupt 12 King Street. All deliveries were packaged in a manner to allow distribution via the door and stair core, and specialist loading teams were utilised to facilitate the safe and efficient movement of materials in and out of the building.
The other key challenge was the fact that Lodestone and the client were embarking on a new working relationship, and Lodestone needed to quickly assimilate itself within their standard practices, expectations, and satisfy the various project stakeholders, many of whom were remote from site. Project Director/Manager Josh Donnelly led on this, working closely with the client team to understand the project requirements, as well as the reporting, compliance and handover requirements to ensure this was delivered seamlessly.
The project was delivered on time with zero snags at handover. There were no H&S incidents throughout the project. There was no disruption during the delivery of the works, and Lodestone’s conduct was praised by the building management team following completion.
