Graham Construction were appointed to deliver Tilt Works – a BTR development by Grainger PLC.
The amenity works, which would provide residents with a gym, lounge, private dining, meeting, social and workspace, was procured separately and awarded to Lodestone Projects following a competitive tender.
All spaces were handed over in a shell state, with the CAT A and B fit-out designed and constructed by Lodestone. High-quality finishes and services were used throughout, with bespoke joinery, tiling, artisan plastering, feature ceilings and services provided.
The combination of the above ensured the highest-level quality for Well Meadow’s residents.
The major challenge to overcome was the delivery of the fit-out works, alongside the completion of the base build construction works by Graham Construction. The firm’s works were at a relatively early stage in the process, which meant there were key logistical challenges to coordinate, such as tower cranes and external scaffolds.
Lodestone’s Site Manager, Dylan O’Reilly and Graham’s Project Manager liaised closely to manage the challenges, with all site movements, deliveries and waste collections booked in advance.
Another key challenge was achieving the outstanding level of fit-out desired by the client, as well as the performance requirements of the gym and amenity spaces.
Collaborating with the client’s design team, Josh Donnelly led on design management and coordination with our own designers. Weekly workshops were held with key supply chain partners to rapidly progress detailing and material/sample selection.
Quality was a major priority for everyone involved. Dylan O’Reilly (who proposed for the HQ3 project) organised samples and benchmarks of all products to ensure these were acceptable. The project was jointly snagged to an extraordinary level of detail, to ensure the finished product met everyone’s vision.
The project was delivered in 14 weeks, snag-free, with the works being undertaken alongside Graham Construction, with no disruption to either the contractor or local residents.
