
A high-rise office block, 9 Bond Court is a commercial space based in Leeds City Centre. After a tenant moved out, we were appointed by Lambert Smith Hampton to undertake a CAT A refurbishment of floors six and seven. The works consisted of an initial demolition package, with project work restricted to the evenings due to the building’s high daytime occupancy.
The demolition works consisted of removing walls that formed offices, meeting rooms and kitchenettes. Once complete, we moved to the second stage of the project – plastering both floorplates to achieve clean and sharp walls throughout. We also worked on the mechanical and electrical install to provide new heating and cooling, new power requirements and lighting. From there, it was time to add the finishing touches to the space, including joinery works, new carpets, and decorative details.
Both floors were handed over with CAT A works, complete and ready to receive a CAT B fit-out by the new occupiers.
The most difficult obstacles to overcome proved to be the logistics of the project, due to the building’s city centre location. Plus, little space around the premises’ exterior meant material deliveries and waste removals were a challenge. Due to the nature of the building and its location, all deliveries and removal of construction waste were planned meticulously to ensure minimal disruption.
On top of that, any potentially disruptive work was carried out prior to 8.30am, with careful planning ensuring everything was completed on time, regardless of time constraints.
The project was delivered in 11 weeks – and snag-free, with the Lodestone team being asked to reattend the site to carry out further works soon after.
