Bristol’s Millwrights Place is Grainger’s latest BTR development.
Following the success of Well Meadow, Lodestone negotiated the delivery of the three-level project, featuring a gym, lounge, private dining, meeting, social, workspace and roof terraces.
All spaces were handed over in a shell state, with the CAT A and B fit out designed and constructed by Lodestone.
The fit-out works were delivered alongside Willmott Dixon, who completed the base build. In line with Grainger’s standard specification, high-level and quality finishes, bespoke joinery and furniture was provided to attract tenants and ensure they could soon utilise an amazing new space.
As was the case with the Well Meadow development, the major challenge to overcome was the delivery of the fit-out works, alongside the completion of the base build construction by Willmott Dixon.
Penetrations and access into the base build areas was prohibited, meaning we could not distribute services back to main risers. To overcome this, we formed risers within the amenity fit out space, to allow us to cable/pipe back to a single position. This meant we could close walls and ceilings and progress the fit out works.
Once Willmott Dixon had completed, we penetrated through to connect the amenity riser through to the main riser, thereby energising the site and allowing testing, commissioning and completion.
Our other key challenge related to the development of the design and coordination of the architectural, interiors, and mechanical and electrical services. The latter had been developed to concept stage and uncoordinated.
Leading the design team, Lodestone Projects’ Josh Donnelly worked closely with each party to develop their information in a timely format to maintain and achieve the programme.
Workshops were held weekly, with each party overlaying individual elements of design to ensure ceilings were well coordinated to maintain aesthetics and achieve functional performance and maintenance access.
The project was delivered to a very high standard – and in 20 weeks. The works were undertaken alongside Willmott Dixon, with no disruption to either the contractor or local residents.
