PS HUB 3 is a 15,000 sq. ft 3-story detached building located within the Science Park of the University of York Campus. The building was refurbished to house university staff, such as members of the estates team, maintenance staff and finance, all moving from another building. The building would provide new office space, meeting rooms, phone booths, toilets, tea points and collaboration space.
The project was stripped back from its CAT B state, rebuilt and repurposed to suit the revised design. The project benefitted from high quality services and finishes throughout such as bespoke joinery, ceramic tiling, acoustic wall panels and glazed screens.
The biggest challenge we faced was coordinating the new M&E design as the University had recently received a grant to install an air source heat pump with new heating and cooling throughout the floorplates. Working around the new install while installing our own mechanical intake/extract and electrical kit proved tricky and required a lot careful consideration to avoid clashes between services. We carried out a full demolition package removing walls, ceilings, finishes all while the new install remained in place and undisturbed.
Another key challenge was the importance of the project to the client team as not only was it a project on one of their campus buildings it was going to be their new home and received a lot of attention from multiple stakeholders. To ensure we kept relevant stakeholders engaged we facilitated walk rounds in addition to progress meetings, we shared weekly newsletters to be passed around the team to capture progress for any team members that could not make the weekly meetings.
The project was delivered on time in 20 weeks snag free. The works were undertaken with no disruption to neighbouring buildings or local residents.
